Two beautiful large farms with 1,5ha of attached land. The houses are built against each other with an official joint built area of 750 m2. They both are registered, so both have a house number. We have had electricity connected. And a drainage of two meters deep has been constructed. These drainages are necessary for the high groundwater and rainfall in these parts of Spain. A small part has been largely renovated, walls restored, new chestnut wooden roof with natural slates, floor, stove... There are three stone ovens, two of which are intact. One part of it is ruined, but most of it still has a good wall structure. It needs complete renovation, this will take some effort. But the complete building is so huge, there is a lot of material to recuperate. The small house on the north part is a good starting point because its almost ready to live in, we did. It needs some plastering and other details.
In spring 2022 we went back to see the state of our property (after pandemic period where we could not be at O Portal): photo 3 and 5 shows the actual state: chimney has fallen down.
It is a very quiet area on a dead end street and surrounded by meadows and forest, especially chestnut and eucalyptus. beautiful panoramic view of the mountains and the valley of San Pantaleon, where you will find many rivers and streams, old abandoned water mills and hiking trails. Two hours walk from the beautiful and protected Rio Sor, where bathing places and refugios are provided. Some breathtaking waterfalls within walking distance. The beaches are about 20 minutes drive as well as the harbor town of Viveiro.
The land of about 1.5 hectares adjoins the farm. There are flat plots on the same level as the farm consisting of grassland with some fruit trees. But the main part consists of terraces that lead down to the mountain stream that runs through part of it and for the rest a few 100 meters adjoins the property. Like all streams in Gallicia, it flows all year round. There is a registered spring on land that flows into the stream. A water mine higher up in the mountains that provides the house with constantly flowing potable water, and a well that stands alongside the house. There is no shortage of fertile land and water in Gallicia.
On the land there are Douglas firs which are very good construction wood, Gallician pine to burn, eucalyptus that you can have harvested and have a value of at least 10,000 euros, and for the rest some old maple, chestnut, willow, elder,...

Why are we selling this property. Mainly for financial reasons. We love this place very much, when we bought it we were childless, now parents of three. Remember that there is a lot of work to do, but the potential is very great. It's no longer for us, hopefully someone else will find the same beauty to live there.
