The house:
This charming agricultural cottage is naturally insulated by the 50 cm thick stone walls. The new roof has three layers of insulation, meaning it holds heat incredibly well in winter and keeps cool in the summer. It consists of a main room of 26 m2 and a bedroom/extension of 10 m2. Heating is provided by a wood-burning stove, and the kitchen uses gas. There is a gas boiler for on-demand hot water. The house collects rainwater from the roof into a 5000-litre tank, with a pump to provide a high-pressure water supply. The bathroom has a dry/compost toilet, an amazing hot shower, a sink and even a pressured tap for washing dirty boots (or dogs).
The house boasts a fantastic 5kW solar system, made up of 9 panels and 5 lithium batteries (2.4 kWh/50Ah each), installed by a qualified electrician in 2020 and still under warranty. This system needs absolutely no maintenance and can supply the house with free electricity year-round.
The land:
The land is 29.500 m2 in terraces, planted with olive and almond trees. It has not been sprayed with chemicals or pesticides in at least 15 years. The annual harvest of olives and almonds is approximately 500 kilos each.
The land has been managed according to Permaculture principles, it has been allowed to “re-wild” itself while keeping it manageable for harvesting the trees. There are two main garden areas by the house planted with perennial or long-living edibles like artichokes, cardoons, and asparagus, as well as several fruit trees.
The land is bordered by lush pine forest on two sides and has a private track up to the house, which has been thoughtfully made with gravel and inclined to avoid water run-off.
There is a fenced area with a 20 m2 stable suitable for livestock or horses. It has an insulated roof and water collection.
There is also a wooden cabin with 40mm thick walls, double-glazed windows and a roof with water collection. Electricity can be supplied to the cabin directly from the solar power station. This cabin was used as a workshop but would be perfectly suited as guest accommodation.
There is no need for an on-grid water connection as the 12,000-litre rainwater collection system provides the farm and house with all its water needs. The rainwater collection system has supported the farm and the household for five years and can easily be expanded by adding more tanks.
